Another thing that might help in the initial contact is to have already drawn up a liability release form that you can show the owner and promise to fill out and sign (or another one that the owner might prefer) before any flights would take place. It should be well written and preferably looked over and approved by an attorney.
Going back to my earlier suggestion of finding a mutual friend, remember I was going to ask the owner if I could cut down a tree on his property that only had 2 or 3 trees on acres of open land. Imagine the difficult position of that request, but I was successful, so anything is possible.
